Home tax discounts: what the Stability Law provides
In January 2017, the Government approved a series of home tax discounts relating to improvements, renovations and energy redevelopment works for homes. On the official website of the Inland Revenue, it is possible to view in detail all the works included in the project. Below is an overview of the main points of the Law and the possibilities for obtaining relief, simply by bringing, when compiling the income, the documentation of the payments made for specific services. The reimbursement will take place through equivalent installments, given by the State in five-year or ten-year terms, depending on the expenditure ceiling and the type of work performed.
Tax deductions of 50% for building restoration works
All interventions on the house, suitable for restructuring, involve the deduction of 50% IRPEF. The option includes the renovation of damaged roofs, external or internal walls, and all the works that aim to refurbish non-habitable or unsafe buildings. The option also includes the change of damaged windows and doors, the arrangement of surrounding walls and gates, and the reconstruction of arcades and gardens adjacent to the house in question.
Home tax discounts are applied on a maximum spending ceiling of 96,000 euros per single housing unit.
Tax discounts of 65% for energy redevelopment works
Tax relief of 65% is also provided for those who, during this year, carried out building works aimed at saving energy: for example, the renovation of the roof and walls for insulating purposes, which allows to disperse less heat and use fewer radiators, air conditioners, and district heating. The option also includes all installations of clean or alternative energy systems: solar panels, geothermal systems, temperature control systems that exploit ecological resources.
Also in this case the amount returned will be calculated on a maximum expenditure of 96,000 euros per capita.
The incentive of 50% for securing
It is also possible to obtain a tax deduction of up to 50% for all work aimed at securing the home. This project includes:
- anti-seismic building reinforcements
- the installation of railings
- armored doors and windows
- the purchase and installation of anti-theft and video surveillance systems.
Anyone who has suffered damage due to the earthquake and has renovated their home at their own expense, without benefiting from any state aid, can present the invoices relating to the interventions in the compilation of 730 and obtain reimbursements up to 65%, based on the risk zone of the location of the property.
Incentives on the purchase of large appliances
Still, with regard to energy saving, those who have purchased higher energy class appliances during the year can obtain tax discounts by presenting the related invoices. New furniture can also be included in this option, with the exception of furnishing accessories. The reimbursement fee is calculated on a maximum expense of 10,000 euros and is 50%. Tax incentives for young couples
Young couples who bought their first home in 2017, of which at least one of the members under 35, married or cohabiting, are granted tax relief of 50% on the purchase of furniture. The discount is calculated on a maximum expense of 16,000 euros. It is given to promote social emancipation and the search for autonomy and for children.
Tax bonus of 65% for home automation
The Italian government grants home tax discounts on the purchase of advanced technology systems for multimedia control of apartments.
